Because the space below stays occupied, 60-minute fire protection - ceiling, column casings and fascia - is designed in from the start, along with Part K compliant staircases and protected escape routes.
The fit out
Steel or glazed partitioning divides the level into offices and meeting rooms; suspended ceilings carry lighting and conceal services; power, data, heating and cooling are run as part of the build. Carpets, decoration and door sets complete a floor your team moves straight into.
Below the deck
The underside works too: clad and lit, it becomes a clean canopy over packing benches, trade counters or racked storage - two functional levels from one structure.

What goes into the build spec
A mezzanine office is two projects engineered as one. The floor beneath is designed for office loadings plus partitions - typically 3.5 to 5kN/m² depending on layout - with deflection limits tightened so the space feels solid underfoot rather than bouncy. The office itself is then built from steel partitioning or stud walls with acoustic insulation, double-glazed vision panels where sightlines over the warehouse matter, suspended ceilings with LED panels, and trunking ready for power and data runs.
Heating, cooling and ventilation deserve early thought: warehouse air at high level is rarely office-comfortable, so most schemes include wall-mounted air conditioning or heat recovery units sized for the room. Fire protection to the structure, protected escape stairs and detection are designed in from the start and documented for Building Control. As a guide, a fitted office mezzanine runs £250 to £450 per square metre depending on finish - still a fraction of what extending the building or relocating would cost, and it keeps managers, admin and production under one roof. Most office mezzanines are designed, built and handed over within eight to twelve weeks of instruction, fit out included.
