Mezzanine floor design and construction
Every project starts with mezzanine floor design. Our surveyors measure your building, record eaves heights, floor slab condition and column positions, then produce a CAD mezzanine floor plan showing exactly how the structure will sit within your space - staircase positions, pallet gates, and the column grid that keeps the area below usable.
Structural calculations follow, sized to the intended loads, spans and available slab information. The steel is fabricated off site and bolted together on site; the installation duration is then confirmed from the floor area, access, phasing and fit-out requirements.
Mezzanine floor decking options
The standard mezzanine decking is 38mm high-density P6 particleboard, which suits most storage and office applications. Where you need something more specialised we also supply steel and durbar plate decking for heavy traffic and trolleys, and open-grille mezzanine floor decking where sprinkler penetration or light transfer is required.
Once the deck is down, our fit-out teams take over: staircases, handrails, lighting, partitioning, and fire protection - one contractor, one programme, one point of responsibility.
Building regulations and planning permission
Mezzanine floors are classed as internal alterations, so planning permission is rarely needed - one of the reasons they're such a fast way to expand. Building Regulations approval, however, is always required, and as experienced mezzanine floor contractors we handle the whole application for you.
Compliance typically covers structural design (we provide full calculations for Building Control), Part B fire safety - which may require fire rated ceilings, column casings and fascias - and Part K, which governs staircases, guarding and handrails. If your mezzanine will be regularly occupied, escape distances and fire detection are designed in from the start.

In most cases, no. A mezzanine floor is generally considered an internal alteration and doesn't require planning permission. However, you will need Building Regulations approval. If your mezzanine increases the trading floor area of a retail building by more than 200m², or changes the use class of the building, planning may be required. Light office or personnel use is typically 2.5kN/m² (around 250kg per square metre), general storage 4.8kN/m², and heavy industrial storage 7.2kN/m² or more. Point loads from racking legs, pallet trucks, and machinery are factored into the structural calculations we submit for Building Regulations approval.
Most mezzanine flooring is 38mm high-density particleboard, which suits general storage and light production. Where trucks, trolleys or wet processes are involved we step up to durbar steel plate, open steel grating for sprinkler and light penetration, or resin-faced boards for hygiene-critical areas. The deck is chosen around your loading and use, not the other way round, and we will always tell you when the cheaper board is the right answer.
