A mezzanine is a raised structural platform positioned between the main floor and roof or the next permanent storey. In warehouses and commercial buildings it is normally supported by steel columns and beams, with decking, access stairs and edge protection selected for the intended use.
Unlike a permanent conventional upper floor, a commercial mezzanine is often designed as a flexible, freestanding system that can be expanded, altered or relocated subject to engineering and approvals. It is still structural work and should never be treated as ordinary furniture.

How a mezzanine creates value
The commercial case is simple: use vertical space that the business is already heating, lighting and paying rent or mortgage for. The floor can delay a move, release production area, consolidate stock or add offices without consuming the yard.
The best comparison is not cost per square metre alone. Compare the usable capacity created, disruption, lease implications, future flexibility and any fit out required for the alternative premises.
What the structure normally includes
A typical system combines columns, primary beams, secondary beams or joists, decking, baseplates, stairs, handrails, toeboards and loading gates. Fire protection, ceilings, partitioning, lighting and floor finishes depend on use.
Column positions need to work with the activity below. Loads need to reflect the real use above, including shelving legs, pallet trucks, dense storage or machinery rather than a generic allowance.
Approvals and responsibilities

A rack-supported mezzanine uses storage equipment as part of the supporting arrangement, while a structural steel mezzanine is commonly freestanding. A multi-tier system creates more than one raised level and needs particularly careful movement, fire and operational planning.

Questions to ask three suppliers
Ask each supplier to describe the assumed use and loads, approval scope, structural grid, stair and gate provision, fire assumptions, installation programme and exclusions. Request a drawing so competing prices refer to the same shape and capacity.
The cheapest proposal may be correct, but a large price gap often signals a different specification or omitted scope. Resolve the differences before selecting a contractor.
How mezzanine floors differ by use
Warehouse storage mezzanine
A distribution business may place reserve cartons or slow-moving stock above, preserving the ground floor for pallet movement and despatch. The design focuses on storage load, pallet gates, picking routes and safe replenishment.
Office mezzanine floor
A growing team can add offices, meeting rooms or welfare space above a workshop. The project then needs fit out, comfort, fire, escape, lighting, power and ventilation considered alongside the structure.
Retail or trade-counter mezzanine
A customer-facing level may add sales or display space, but planning, accessibility, finishes, guarding and public escape requirements can be more demanding than a basic storage platform.
Each example is a mezzanine floor, yet the specification, approvals and installed cost are materially different. Define the end use before comparing quotations.
